Finding GOOD Off-Market Deals has allowed me to Scale much quicker than waiting for Deals to Hit the Market….Typically we will have an acquisition fee for each deal and roll that into the deal as my capital contribution. So I get equity from that. Also, I will carve out a portion of the equity (20-40%) to divide up for Partnership roles like Deal Finding, Risk Money, Asset Management, or KPs. This turns into more equity in the Deal. As the Deal Finder, I have control to decide Partners and how we would like to divide up the ownership in the Deal.I love this because it allows me to work with Great people whom I enjoy (and want to be Partners with over many years) and make sure the equity is split in a way that reflects the Value each partner brings to the Deal.
